Crawl Space and Foundation Repairs in Columbia

The project involved extensive foundation and deck support repairs to address structural issues caused by excessive water intrusion. The existing foundation wall around the deck was determined to be failing, which compromised the stability of the deck and the safety of the surrounding area. To address these concerns, the faulty foundation wall was carefully removed, and a new concrete footer was poured to provide a solid and permanent base for reconstruction. Following this, a CMU block foundation wall was rebuilt around the deck area, restoring structural integrity and ensuring long-term durability.

In addition to the foundation work, a Power Post stabilizer system was installed beneath the deck and affected floor areas. Each adjustable steel post was set on poly-based engineered footers, designed to evenly distribute weight and provide maximum support. This system reinforces weakened structural areas and prevents future settling, ensuring the deck and surrounding flooring remain stable over time.

During the assessment, it was determined that excessive water intrusion in the area had been a major contributing factor to the foundation wall failure. To address this, extended downspouts were added to redirect roof runoff and prevent water from accumulating near the foundation. These drainage improvements help reduce moisture exposure and protect both the new foundation wall and the surrounding deck area from future damage.

The combination of removing the failing wall, pouring a strong concrete footer, rebuilding the CMU block wall, installing the power post support system, and improving water management provides a comprehensive solution to the structural issues. This work not only restores the stability of the deck but also addresses the underlying causes, ensuring a safer and more reliable foundation for years to come.

A property owner was seeking an affordable solution for a rental home that was experiencing uneven floors and deteriorating vertical supports. During our inspection, we identified several areas that required additional structural reinforcement. Multiple joists and the main girder were damaged and in need of replacement due to brown rot. The crawlspace exhibited heavy fungal growth and elevated moisture levels.

To restore the crawlspace, our team began by removing all debris and contaminated insulation. A comprehensive two-step fungal treatment was performed, including a full scrub of all surfaces, followed by a mold care spray to disinfect, protect, and make the wood impervious to wood-destroying insects. The main girder was replaced, and several joists were sistered to restore stability.

To further support the structure, we installed multiple power post stabilizers with poly-based engineered footers, which supported a newly installed support beam and reinforced the load-bearing capacity of the home. An affordable dehumidifier was also installed to maintain proper humidity levels and protect the crawlspace from future moisture-related issues. Finally, a simple 6-mil vapor barrier was installed to provide a basic moisture barrier and help maintain a drier environment.

This cost-conscious solution addressed both structural and environmental concerns, stabilizing the floors, mitigating fungal and insect risks, and providing a safer, healthier crawlspace for the rental property.
