A property owner was seeking an affordable solution for a rental home that was experiencing uneven floors and deteriorating vertical supports. During our inspection, we identified several areas that required additional structural reinforcement. Multiple joists and the main girder were damaged and in need of replacement due to brown rot. The crawlspace exhibited heavy fungal growth and elevated moisture levels.
To restore the crawlspace, our team began by removing all debris and contaminated insulation. A comprehensive two-step fungal treatment was performed, including a full scrub of all surfaces, followed by a mold care spray to disinfect, protect, and make the wood impervious to wood-destroying insects. The main girder was replaced, and several joists were sistered to restore stability.
To further support the structure, we installed multiple power post stabilizers with poly-based engineered footers, which supported a newly installed support beam and reinforced the load-bearing capacity of the home. An affordable dehumidifier was also installed to maintain proper humidity levels and protect the crawlspace from future moisture-related issues. Finally, a simple 6-mil vapor barrier was installed to provide a basic moisture barrier and help maintain a drier environment.
This cost-conscious solution addressed both structural and environmental concerns, stabilizing the floors, mitigating fungal and insect risks, and providing a safer, healthier crawlspace for the rental property.
