During a real estate transaction, a home inspection identified several issues within the crawlspace that required attention. A returning agent contacted Crawlspace Titans to perform a full inspection and determine the cost of repair. Upon evaluation, our team discovered high humidity levels, a worn and damaged vapor barrier, pooling water, and visible brown and yellow fungal growth throughout the crawlspace. Several joists were also found to be weakened and were sistered to restore structural stability.


The existing sump pump was improperly installed, and its drain line discharged water directly into the soil, contributing to ongoing moisture problems. To address these concerns, our team first cleaned and treated all fungal growth, restoring the crawlspace to a safe and sanitary condition. We then installed a new sump pump connected to a professional perimeter drainage system, ensuring water is effectively captured and safely redirected. The drain line was extended to a pop-up drain on the exterior of the crawlspace for long-term protection.


To further control moisture, we installed a 12-mil vapor barrier along the crawlspace floor, walls, and piers, creating a sealed environment that prevents ground moisture from entering the space. A dehumidifier was also added to maintain stable humidity levels.


The new homeowner was thrilled to be purchasing a home with a healthy, fully protected crawlspace. This comprehensive solution addressed structural and environmental concerns, providing peace of mind and ensuring a dry, safe, and long-lasting crawlspace environment.
