Why did the customer contact us?

The prospective homeowners had found a house they truly loved, but they were concerned about ongoing water intrusion in the basement, especially since they planned to finish the space in the future. Elevated radon levels were also identified, adding to their hesitation and causing them to consider walking away from the purchase altogether. We were asked to perform a professional evaluation and provide clear, honest recommendations. Our findings and proposed solutions gave the family the information they needed to fully understand the issues, the available options, and the path forward, helping them make a confident and informed decision about the home.

Solutions provided:

During our inspection, we identified active water intrusion along the basement floor at multiple locations, with visible water staining and signs of moisture penetration through the CMU block foundation walls. These conditions were contributing to elevated moisture levels that can lead to fungal growth and mold, as well as increased hydrostatic pressure against the foundation walls, an issue that can weaken the foundation over time if left unaddressed. Testing also confirmed elevated radon levels within the home.


To resolve these concerns, we recommended and installed a comprehensive interior basement drainage system designed to relieve hydrostatic pressure and control moisture. The system includes a wall vapor barrier and a complete sump pump system that safely discharges collected water to the exterior of the home. We also recommended extending the downspouts away from the foundation using pop-up drains to prevent water from discharging next to the home and infiltrating the CMU walls. In addition, a radon mitigation system was installed to effectively capture and vent radon gas from beneath the basement floor.


With these improvements in place, the home is now protected against water intrusion, excess moisture, potential fungal growth, and radon gas. The homeowners can move forward with confidence, knowing their basement is dry, healthy, and ready to be safely used as livable space in their new home.
