Why did the customer contact us?
The homeowners contacted us while in the process of purchasing the home after a home inspection revealed several concerns in the crawlspace, including failing insulation, visible fungal growth, and a worn, ineffective vapor barrier. There were also signs of ongoing moisture intrusion. Wanting to move forward with confidence, the new homeowners sought a professional evaluation to ensure the home would be safe, healthy, and properly protected for the future.
Solutions provided:
After inspecting the home, it was clear that controlling moisture intrusion in the crawlspace was critical. Elevated moisture levels were impacting the existing insulation and creating conditions that could lead to long term structural and air quality concerns. We recommended a full crawlspace encapsulation to properly control moisture and humidity, along with exterior drainage improvements to redirect water away from the home’s perimeter.
Due to unique exterior drainage challenges, a trench drain was installed across the driveway to safely collect and discharge water farther from the foundation. As part of the encapsulation system, we installed a professional grade dehumidifier to maintain consistent humidity levels and help prevent future fungal growth. All crawlspace vents were sealed from the interior, and a new insulated crawlspace door was installed prior to the final encapsulation. Before completing the project, the entire crawlspace was treated using our two-step chemical disinfecting process to remove and neutralize existing fungal growth.
Upon completion, the homeowner performed a final walk through with our team and inspected the crawlspace firsthand. They were extremely pleased with the results, commenting that the space looked so clean and well finished they joked they could live in it if they had to.
