The client contacted Crawlspace Titans while they were in the process of purchasing this home. As part of the negotiations, the seller agreed to cover the cost of crawlspace and flooring system repairs at closing. Our team frequently works with buyers, sellers, and real estate professionals to coordinate projects like this and facilitate payment through the title company so the work can be completed smoothly during the closing process.
Solutions provided:
During our inspection, we identified several issues that needed to be addressed in the crawlspace. The space required a thorough cleaning before any improvements could be installed. We then installed a new moisture vapor barrier to help reduce ground moisture levels, which in turn helps minimize the potential for fungal growth.
Because there was evidence of previous standing water in the crawlspace, we also recommended installing a sump pump system. This system helps remove any water that may enter the crawlspace in the future and protects the area from ongoing moisture problems.
In addition to the moisture issues, the flooring system in this older home required additional structural support. While some support had been installed previously, it was improperly installed and insufficient to properly stabilize the floor system. Our team installed a professionally engineered power post and beam support system to reinforce the structure and help stabilize and lift sections of the flooring.
The client was extremely pleased with the communication and coordination throughout the project, especially as we worked alongside the title company to ensure the repairs were completed smoothly prior to closing.
