This 1960s home sits on a beautiful piece of property in Springfield, Tennessee, but its crawlspace and structural components had deteriorated significantly over time. The home was experiencing serious structural issues, including failing floor supports, foundation settlement, and widespread damage caused by fungal growth and moisture intrusion.
During our inspection, we identified major concerns with the main support system. The primary beam (girder) was severely compromised and required partial replacement. In addition, multiple floor joists had suffered from fungal rot, weakening the flooring system and causing noticeable sagging and instability throughout the home. Several beams were also cracked and no longer providing adequate support.
To restore the structural integrity of the home, we replaced damaged joists and reinforced the flooring system with new, properly installed structural supports. We installed additional support beams using poly-based engineered footers along with adjustable steel support posts to ensure long-term stability and load distribution.
A full crawlspace fungal remediation and cleaning was also completed to eliminate existing mold and prevent future growth, improving both the health and safety of the home environment.
To address the settling foundation, we installed push piers to lift and stabilize the affected areas. This process helped restore proper leveling and prevent further structural movement.
Following the completion of this project, the home is now significantly more stable, structurally sound, and clean. This repair not only improved the safety of the property but also protected the homeowner’s investment for years to come.
