A homeowner in Nashville, Tennessee recently contacted our team to inspect ongoing crawlspace moisture issues at their property. During our inspection, the homeowner explained that a dehumidifier previously installed by another company did not appear to be functioning properly. They had also noticed standing water in the crawlspace and were concerned about excess moisture and energy efficiency within the home.

After a full crawlspace inspection, our team identified fungal growth on several wood floor joists caused by elevated moisture conditions. We also discovered that the primary source of the standing water was a damaged plumbing pipe beneath the home. The leaking pipe had saturated portions of the crawlspace and damaged sections of the existing vapor barrier.

To properly correct the problem, our crew removed the standing water, repaired the damaged pipe, and restored the crawlspace encapsulation system by replacing compromised sections of the vapor barrier. Because the homeowner was also concerned about energy efficiency and long-term performance, we recommended installing additional insulation along the foundation walls and rim joists. Proper crawlspace insulation helps regulate temperatures, reduce humidity levels, improve indoor comfort, and lower energy costs over time.

During the inspection, we also identified exterior drainage issues contributing to the moisture problems beneath the home. Several downspouts were terminating too close to the foundation, allowing roof water to collect near the crawlspace. In addition, some of the downspout connection points had been damaged where they tied into the drainage system, a common issue often caused by lawn maintenance equipment. Our team recommended repairing the damaged connections and extending the downspouts farther away from the foundation to improve drainage and protect the home from future moisture intrusion.
