A homeowner in Nashville contacted Crawlspace Titans after their HVAC contractor discovered significant moisture and fungal issues while performing work inside the crawlspace. The homeowner was understandably concerned about the condition beneath the home and wanted a professional crawlspace repair company to inspect the area and provide a long-term solution for the moisture problems, fungal growth, and high humidity levels affecting the crawlspace.

Our Crawlspace Titans inspector performed a detailed crawlspace inspection and quickly identified several major issues contributing to the unhealthy crawlspace environment. The most serious problem was water intrusion entering through the crawlspace entrance. The crawlspace door and surrounding grade had been constructed in a way that allowed exterior rainwater to flow directly into the crawlspace during heavy rains. Over time, this standing water created excessive moisture beneath the home, resulting in elevated humidity levels throughout the crawlspace.

In Middle Tennessee, especially in the Nashville area, high humidity combined with poor crawlspace moisture control can create the perfect environment for fungal growth on floor joists, subflooring, and other structural wood components. During our inspection, we found widespread fungal growth beginning to affect portions of the wood framing system. Left untreated, fungal growth and excessive crawlspace moisture can eventually contribute to wood deterioration, poor indoor air quality, musty odors, and potential structural concerns.

To properly address the problem, we developed a multi-step crawlspace repair and encapsulation plan customized specifically for this home. The first step was removing contaminated materials from the crawlspace, including the old vapor barrier and damaged insulation that had absorbed moisture over time. Removing these materials is critical when performing professional crawlspace moisture remediation and fungal treatment services.

Next, our team completed a specialized fungal treatment throughout the crawlspace, targeting the affected subfloor and floor joist system. This treatment helps eliminate active fungal growth and protects the structural wood from continued damage caused by excess moisture and humidity.

After treating the fungal issues, we focused on correcting the source of the moisture problem. Crawlspace Titans installed a professional sump pump system designed to remove water entering the crawlspace and discharge it safely away from the home’s foundation. We also constructed a custom bridge and barrier system at the crawlspace entrance to help prevent exterior water from flowing underneath the home in the future.

To complete the project, we installed a full crawlspace encapsulation system using a durable moisture barrier designed to seal the crawlspace from ground moisture vapor. Encapsulation is one of the most effective ways to improve crawlspace conditions, lower humidity levels, and protect the home from future moisture-related problems. We also installed a custom-fitted crawlspace dehumidifier that was properly sized for the square footage and conditions of this crawlspace. The dehumidifier will help maintain healthy humidity levels year-round and further protect the home from moisture buildup.

By the end of the project, Crawlspace Titans successfully addressed the water intrusion, fungal growth, and humidity issues affecting this Nashville home. The homeowner now has a clean, dry, and protected crawlspace equipped with a complete moisture management system designed to safeguard the foundation and structural wood for years to come.
