Recently, Crawlspace Titans completed a comprehensive crawl space waterproofing and encapsulation project for a rental property in Thompson’s Station, Tennessee. The property owner had taken over management of several rental homes and became concerned after tenants reported a persistent musty odor inside the townhome. Wanting to identify the source of the problem and protect the investment, the landlord contacted our team after receiving a referral and reading our customer reviews online.

During our crawl space inspection, we quickly discovered extensive fungal growth and mold contamination throughout the crawl space. Our inspection revealed that a significant amount of water was entering the area and remaining trapped beneath the home. Excess moisture had damaged the existing vapor barrier and created ideal conditions for mold and fungal growth. Left untreated, these conditions can contribute to poor indoor air quality, unpleasant odors, and potential structural concerns over time.
To properly address the issue, we recommended removing all damaged and contaminated materials from the crawl space and performing a complete fungal remediation and cleaning process. Eliminating the existing contamination was an important first step before installing long-term moisture control solutions.
After the crawl space was cleaned, our team installed a full interior drainage system designed to capture and redirect groundwater before it could accumulate beneath the home. We also installed a high-performance sump pump system to efficiently remove collected water and help keep the crawl space dry year-round. These waterproofing components work together to reduce the risk of future water intrusion and moisture buildup.
To further protect the property, we installed a durable crawl space vapor barrier and encapsulation system. Our encapsulation process includes mechanically fastening the vapor barrier to the foundation walls for added strength, durability, and long-term performance. Properly installed crawl space encapsulation helps reduce humidity levels, improve energy efficiency, and create a cleaner environment beneath the home.
The final step in the project was the installation of a professional-grade crawl space dehumidifier. Controlling humidity is one of the most important factors in preventing future mold and fungal growth. By maintaining proper moisture levels, the dehumidifier helps protect the crawl space and supports healthier indoor air quality throughout the property.
The results were outstanding, and both the landlord and tenants were extremely pleased with the transformation. The musty odor concerns were addressed, the crawl space was restored, and the property now has a complete moisture management system in place. Due to the success of this project, we are already working with the same landlord on another rental property experiencing similar crawl space moisture issues.
