All removed materials were prepared for offsite transportation and proper disposal at a commercial waste facility. This provided clear access to the affected areas and eliminated materials that could contribute to continued contamination, moisture retention, or poor crawlspace conditions. Organic Growth Cleaning and Disinfection: Treated the crawlspace for light organic growth using a non-toxic, environmentally friendly disinfectant. The cleaning process included targeted brushing and spraying of affected portions of the subfloor, floor joists, rim joists, sill plate, and other exposed surfaces. The treatment was intended to remove and neutralize organic growth and improve the overall cleanliness of the crawlspace. Some cosmetic staining may remain on previously affected wood surfaces even after cleaning and disinfection. Crawlspace Foundation Wall Insulation: Installed R11 white-faced insulation along the foundation walls to improve thermal performance and energy efficiency. The insulation helps reduce heat transfer and drafts while creating an additional barrier between the conditioned home environment and the crawlspace. This installation also supports a more stable and comfortable crawlspace environment and can help reduce temperature-related moisture concerns. Full Crawlspace Encapsulation: Installed a 20 mil reinforced woven white poly encapsulation system throughout the crawlspace. The vapor barrier was installed across the crawlspace floor, extended up the foundation walls, and wrapped around the support piers. The system was mechanically fastened and sealed at the seams to create a continuous moisture-resistant enclosure. Encapsulation helps limit ground moisture intrusion, reduces the conditions that can contribute to mold and mildew development, and helps protect exposed wood components from moisture-related deterioration. Moisture and Structural Protection: The completed encapsulation system provides an added layer of protection against excessive moisture entering the crawlspace from the ground. By controlling moisture at the floor and foundation walls, the system helps reduce the risk of wood rot, deterioration of structural components, musty conditions, and other moisture-related problems. Maintaining a drier crawlspace can also contribute to improved overall indoor environmental conditions within the home. Improved Crawlspace Conditions: The combination of debris removal, organic growth treatment, foundation wall insulation, and full encapsulation significantly improves the overall condition of the crawlspace. Removing compromised materials and sealing the crawlspace against ground moisture creates a cleaner, more controlled environment that is easier to maintain and less vulnerable to recurring moisture-related issues. Indoor Air Quality and Pest Considerations: The encapsulation system also helps limit the movement of moisture and humid crawlspace air into the living space. Downspout Drainage Recommendation: During the work, it was identified that the front-left and rear-left downspout drainage systems were allowing water to discharge near the foundation wall, creating a potential source of moisture intrusion into the crawlspace. A drainage modification was recommended to redirect the downspout discharge away from the foundation and reduce the likelihood of future water entering the crawlspace. This item was identified as a recommended improvement rather than a completed installation under this scope of work. Overall Solution Provided: The completed work addressed several key crawlspace concerns, including contaminated or damaged insulation, light organic growth, heat transfer through foundation walls, and ground moisture intrusion. By combining removal and disposal, professional cleaning and disinfection, R11 foundation wall insulation, and a durable 20 mil encapsulation system, the crawlspace was improved to provide better moisture management, cleanliness, energy performance, and long-term protection of the home's structural components.
